Hyllie Terrace is a climate-neutral office building in Malmö, designed by Cobe and built by Skanska, completed in 2023.

The concept for the project originated in 2021 from designer Louise Hederström and Linus Davidsson at Swedese. Their reflections on the furniture industry, and their desire to work more with waste and recycled materials, led them to discover Skanska’s Hyllie Terrace in Malmö — an office building with the ambition to be climate-neutral, both in large and small ways. When they reached out to Skanska, the company was immediately interested. Together with architect Karin Sandquist, they developed the interior design. The goal was to create a welcoming public atrium where people would want to sit down, enjoy a coffee, and linger a while longer.

Beams, plywood, concrete foundations, brass, and discarded leather formed the foundation for both the designer and manufacturers. The materials and details used came from various sources, including the construction site, Swedese’s production, and other manufacturers such as Elmo, Kasthall, Örsjö, and Bsweden. A local carpentry company handled the installation of the fixed interior. It was a close collaboration that resulted in a process of giving discarded materials a higher value.
